Stonington Technology Park

The READCO development proposed for upper Route 2 in Pawcatuck has cleared its master plan and is now in site plan and groundwater permit review. Here's where things stand.

What's proposed: Old Lyme-based developer READCO is seeking approval for a campus-style technology park on vacant land it owns on the east side of Route 2 near I-95, adjacent to the Stonington Village apartments now under construction. The plan calls for two four-story office buildings of 80,080 square feet each, a light manufacturing and R&D facility of up to 125,000 square feet, walking trails, roughly 400 parking spaces with EV charging, and two new driveway entrances.

Recent milestones
Late 2025 — The Planning and Zoning Commission approved a smaller version: a single 80,000-square-foot technology center

June 2026— READCO returned with the expanded three-building plan, citing demand for technology space

August 18, 2026 — The commission approved the master plan and Neighborhood Development District amendment on a 3–2 vote, following debate over water supply and neighborhood impacts.

October 20, 2026 — At the site plan and groundwater protection permit hearing, READCO announced the park's anchor tenant: Applied Physical Sciences, a General Dynamics subsidiary specializing in research and development for national security, including work supporting U.S. Navy nuclear submarines. The company has about 250 employees, roughly 175 of them based in southeastern Connecticut

What happens next
The public hearing resumes Tuesday, November 17 at 7 p.m. at the Stonington Board of Education office, 204 Mistuxet Avenue, Mystic. READCO says the application is about 90 percent complete, with open items including Westerly Water's confirmation of supply, sewer commission discussions, and a revised stormwater plan

Nearby: Stonington Village The technology park would sit alongside Stonington Village, READCO's 232-unit mixed-use redevelopment of the former Hoyt's/Regal Cinema property at 85 Voluntown Road, which broke ground in March 2025 and is backed by a $41.5 million construction loan

The first apartments are expected in 2027. READCO has also floated ideas — retail, entertainment, medical offices, or multifamily housing — for its parcel at the corner of Routes 2 and 49, though any such proposal would require its own approvals.
