Affordable Housing Update

There are currently six rental properties in Stonington that offer a total of 336 affordable housing rental units to low- and moderate-income households. A recent survey found that each property maintains a waitlist for the affordable units, indicating a strong demand for affordable rental units. 

Brookside Village Apartments, located at 111 Brookside Lane in Pawcatuck, offers 90 apartments for elderly/disabled households and 70 multifamily townhouses for a total of 160 affordable housing units. The property was built in 1982 and is managed by Gilbane Development Company. Stonington Arms, located at 133 South Broad Street in Pawcatuck, offers 76 affordable housing units for seniors 62 years of age and older. The property was developed and is currently managed by Elderly Housing Development & Operations Corporation. Edythe K. Richmond Homes, located at 45 Sisk Drive in Pawcatuck, is an apartment community that offers 60 units of affordable housing for seniors and disabled adults of all ages. The property consists of more than 8 acres of land donated to the Stonington Housing Authority by the Richmond Family and the Town of Stonington. The original 50 residences were constructed in 1980 with an additional 10 residences added in 1990. Spruce Meadows, located at 100 South Broad Street in Pawcatuck, and Spruce Ridge, located at 86-88 South Broad Street in Pawcatuck, offer a combined total of 86 rental units, of which 28 are affordable housing units. The 28 affordable apartments are available to low- and moderate-income families and some are designated supportive units.  Threadmill Apartments, located at 12 River Road in Pawcatuck, offers a total of 58 rental units, of which 12 are affordable housing units. The structure was built and operated by the William Clark Company in 1901 as a fabric manufacturing mill and is registered with the National Register of Historic Places, the U.S. Park Service and the Connecticut State Historic Preservation Office. The property’s renovation in 2016 as a residential apartment building and was financed in part by the Connecticut Department of Housing and State Historic Tax Credits. The property does not maintain a website for more information nor is a phone number publicly available, but an internet search results in several third-party sites that provide some additional information.
